Which Home Improvements Have the Best Return

home-decorator-290.jpg If your thinking about remodeling your kitchen or bath even thinking of a pool, you probably want to get your investment back when you sell your home. But when it comes to payback value on home improvements, some are more profitable than others. Typically, kitchen and bathroom projects payback pretty nicely with installing a pool coming in last.

These numbers are given as guideline only, but will hopefully help you decide where you will spend your money. Some things to consider are, current market conditions and how well the improvements fit the neighborhood. If most of the homes have three baths and your has two, it would definitely help to add that bath when it comes time to sell. You can over do things as well. Adding too much to a home in a neighborhood where the homes have less will make it very difficult to get your money out of the project. And finally the popularity of the project will affect the return. Making it too individualized can be a detriment. Some things you just have to say “I’m doing for my own enjoyment” and not expect a return on investment but rather just the cost of enjoying the update.

Kitchen remodel - 90%

Bathroom addition - 90%

Add a room - 55%

Add a deck - 70%

Add a pool - 45%

rockwall-harbor.jpgRockwall is finally starting to enjoy the fruits of much labor and planning in our community. The Harbor area is now open and growing with new businesses being added as I write. If you are not familiar with The Harbor in Rockwall, you need to be. Located on the shores of Lake Ray Hubbard is an expansive area that includes a boardwalk to enjoy the lake along with boat docks making it possible for those have been out boating to come enjoy some of the great restaurants, the AMC movie theater or the fine shops that are making this their home. Opening soon will be a major hotel and convention center. During the summer months patrons can enjoy the free concerts in the concert on the lake series either from the park area or from the water in comfort of your own boat.

Dachshunds go better in pairs

Dachsunds Well, we have had these two lovely ladies now for about three days now and are loving every minute of it.  Before they came along, I had two dachshunds, a male and a female that lived to be 12 and 14 years old respectively and definitely were a part of the family.  I spent the last eighteen months taking care of my daughter’s Jack Russell Terrier (or terror as the case may be) while she was stationed in Germany.  But now, she has been reassigned to Ft. Polk, LA and I was glad to return her dog back to her.  Anyway Dachshunds are very loving dogs and need to be either with their owner or another dog at all times.  Having two puppies at the same time can be a challenge as far as housebreaking  and teaching the rules, but the rewards are greater.  Watching them together is better than anything on tv.  When they eat, even though we have two bowls of food out, they have to eat from the same bowl.  When they play, you can have ten balls in the floor, but they want the same one and when they sleep, they are curled up together.  They are best friends not only with each other, but also with their owners and they are very loyal.

Obviously you would expect the person providing the service to be attentive to your needs even to the point of anticipating your answer before you voice it. But service is much more than that! It is being knowledgeable about your point of expertise and being able to share that in way that makes a memorable experience for you the buyer. In every transaction there are possibilities for bumps in the road, but having someone with the knowledge and experience to help smooth out the rough spots can be invaluable. Don’t consider possibly the largest purchase you will ever make to someone with out the expertise and caring it takes.
